Tradition Town Center Master Plan
Broaddus Planning was retained by Columbus Communities, LLC to prepare a town center master plan for a 630-acre property north of Biloxi in Harrison County, Mississippi. The firm was sought for the master plan after working collaboratively with the Urban Land Institutes’ first sustainable development panel, which included the Prince’s Foundation for the Build Environment.
The Tradition Town Center is located in the center of a larger 4,800-acre master planned development, which includes the recently-developed new urban community, the Village at Tradition. Located just to the north and east of the recently expanded Highway 67, The Tradition Town Center is conveniently placed along the route from Biloxi to Hattiesburg. While the Tradition Boulevard serves as its northeastern boundaries, the site encompasses gently rolling hills, lush wetland forests and open spaces.
The master plan takes advantage of these natural elements, integrating parks and open space into a pedestrian-friendly road network. Properties are organized into developable blocks that accommodate a range of building types and foster walkable, mixed-use urban community. The town plan anticipates elements of retail, commercial office, dense residential, and light industrial uses, as well as other institutional-type programs such as higher education, health education and research, medical facilities and hospitality.
